Gate Work for Every Kind of Property

Across the area the work runs through all five of our gate services: new gates, repairs, openers and automation, access control and maintenance. What changes from one address to the next is the kind of property and what its gate has to do.

Gate work by kind of property
PropertyTypical gatesWhat matters most
HomesDriveway swing or sliding gates, often with a walk gate beside themA quiet, reliable opener, remotes for the household, and a manual release everyone knows how to use
Rental propertiesDriveway gates and shared side gatesCodes and remotes that are easy to change between tenants, and hardware that copes with people new to the gate
Parking and entry gatesSliding, cantilever or barrier arm gates at a shared entranceOperators rated for heavy daily use, visitor entry by intercom or keypad, and access for fire and emergency vehicles
Business yards and lotsWide sliding or cantilever gates, often in steelSecurity after closing, a simple way in for the people who work there, and a gate that stands up to trucks and equipment

What Changes the Work Across the Area

Conditions vary across the area as well. Planned communities are common across the area, in Lake Nona, Dr. Phillips and Windermere among others, and their HOA or architectural review board often sets rules on gate style, height and color, with approval needed before a new gate goes in. Sandy soil runs under most of the area, so post footings need depth and concrete to keep a post plumb through wet summers. Larger lots bring long drives where the gate stands far from the house, and the power run to the operator, or a solar panel and battery in its place, becomes part of the plan.

Permits, HOA Rules and Addresses Off the List

My ZIP code is not on the list. Can I still ask for a visit?

Yes, ask. Call (407) 413-8623 or send a request with the address and a short description of the gate, and we will say whether a visit can be arranged.

Does my HOA need to approve a new gate?

Often, in a planned community. Many HOAs and architectural review boards set rules on gate style, height, color and materials, and some ask to see a drawing or a product sheet before work starts. Check the community’s rules, or ask its management office, before settling on a design.

Do I need a permit for gate work?

It depends on the city or county and on the job. A new gate, a new operator or new wiring is more likely to need a permit than a like-for-like repair. The area crosses Orange, Osceola and Seminole counties and several city limits, each with rules of its own, so the address decides which office applies.

Is a community entrance gate different from a home driveway gate?

Yes. A shared entrance cycles far more often, so it needs an operator rated for heavier use, and it usually lets residents, visitors and deliveries in by different means. Fire access matters as well: many entrances carry a Knox key switch or a siren sensor where the local fire authority asks for one.
